From discovery call to registration β the 90-day cadence we run with NRI clients in the US, UK, Singapore, and the Gulf.
Days 1-7: Discovery
A 45-min video call to understand goals, horizon, budget. We ask about your tax situation, your existing India investments, and your plans for the property (rent? sell in 5 yrs? hand to family?).
Days 8-30: Verified shortlist
We physically visit 8-12 properties matching your criteria. For each shortlist, we record a Loom-style walk-through video and write a one-page note covering condition, locality, comps, and our honest take.
Days 31-60: Negotiation & documentation
Once you pick, we negotiate, conduct title due diligence with our legal partners, and prepare the agreement to sale.
Days 61-90: PoA & registration
You execute a Power of Attorney in your country of residence (we send the template, your local notary stamps it). We complete registration in Bhubaneswar on your behalf, and ship you the original sale deed.
